In England and Wales, altering or removing a load-bearing wall needs Building Regulations approval (Part A, structure), usually with a structural engineer's design for a new beam. If the wall is shared with a neighbouring property, the Party Wall Act 1996 may also apply. Get building control or a structural engineer involved before any structural work.
